Our Policy

The Flats at Hansen Farm is an Equal Housing Opportunity community. We encourage and support an affirmative advertising, marketing, and leasing program in which there are no barriers to obtaining housing because of a protected characteristic.

Protected Classes

In accordance with federal, Colorado, and local fair housing laws, we do not discriminate in the sale, rental, financing, or advertising of housing on the basis of:

  • Race or color
  • National origin
  • Religion
  • Sex, including sexual orientation, gender identity, and gender expression
  • Familial status
  • Disability
  • Veteran or military status

Colorado law and City of Fort Collins ordinances extend these protections to additional characteristics, including creed, ancestry, marital status, source of income, and age. We comply with all applicable federal, state, and local fair housing requirements.

How This Shapes Our Practices

  • Rental criteria are applied consistently to every applicant.
  • Advertising and imagery are intended to welcome all audiences.
  • Availability, pricing, and terms are quoted the same way to every inquiry.
  • Team members receive fair housing training during onboarding and updated training annually to stay informed about current fair housing requirements and best practices.

Reasonable Accommodations and Modifications

Applicants and residents with a disability may request a reasonable accommodation in rules, policies, practices, or services, or a reasonable modification to a home or common area, when needed to fully use and enjoy the housing. Requests can be made at any time, verbally or in writing, and are handled confidentially. See our [accessibility statement] for how to submit a request.

Assistance Animals

Assistance animals are not pets. Requests involving service animals or support animals are evaluated under fair housing laws rather than our pet policy.

Approved assistance animals are exempt from pet fees, pet rent, pet deposits, and applicable pet restrictions. Residents remain responsible for actual damage caused by their assistance animals beyond normal wear and tear, consistent with our standard damage policies and applicable law.
